I have 2 questions-He asked for an agreement for Owner/PM to be signed, can I find this online?

I do my online investigative work to find out about the sellers, taxes, portfolio, age, social media, courts, etc.

I think you just happen to go to the gym with a like minded individual. 

There are lots of resources online but everything is pretty segmented to the process. 

I'm searching for recommendations for HVAC contractors and companies that are investor friendly and have experience converting ~100 year old central boiler buildings to individual furnace and AC. 

I hand wrote letters on their “free” printer paper, and individually taped them to mailboxes.

But now i am really unsure how to run the comps and if the contract/agreement forms I found online for Illinois are good to use.

Of course this is all subjective to the individual and not one size fits all.

Depending on the county you are interested in they might have examples online, if not you can call the clerks office downtown and they will have someone that can walk you through the site.
