Got my first call back from interested seller on wholesale deal

Hello BP,

I am so excited, I cannot believe I got a call back from my very first direct mailing campaign. I just got off the phone with the seller, obtaining information on the property. But now i am really unsure how to run the comps and if the contract/agreement forms I found online for Illinois are good to use. Any suggestions or advise would be awesome? Thanks in advance!
