at what point does it make sense to use a heloc on an investment propertywould you use one to buy the property cash (house is worth $50k) not a lot of room for appreciation, but the rents make sense for me to sit and hold it.in what situation have you guys used a heloc?

In theory, once you acquire the property as a primary residence, you will have to move into that house within  30 days.

If you're an unsecured creditor, you're kinda screwed as you might only get 10% or your money, but since you're providing their housing, you're likely going to come out OK.
