Hi Darren,No I am not doing anything with the townhouse...It has a small mortgage under 80k and is my primary residence...so if the market goes to hell I can sail through no problem....Over leveraged home owners and investors will be the ones hit hardest.....when they owe$500k on a condo and overnight the price drops to $200kGet rid of debt if possible......

And trust me, when they get a new listing you don't hear about it until it hits the MLS.  

Make sure to write down that number and aim your sites on that number.You will hit it.Gino

I bought nice 2 B-class SFR rentals in Phoenix, they hit 2% rule at the time of purchase, because you could hit those numbers back then, rents $800-900 each, owned them free and clear (no mortgage).

I just moved to northern, NJ for a new job.

Keep the house and the driveway on the northern 1/2, then you've got a decent sized lot you could sell on the southern 1/2.  

I really hit it off with the owner and want to try and buy the deal myself.

I know a lot of you have hit me up for help and advice and I've taken awhile to get back to all of you. 

Much more to the site than just the review function.. but I hear what your saying.I think its hands down the best place to go to see different companies as I stated be able to deal directly with the owners of said companies and again not get hit with a squeeze page etc etc.Its real inventory in real time.. that has value in the space I believe.
