You only need two things... a good, cost effective Contractor... and a good exit strategy.The exit strategy can be self-marketing, developing a relationship with a Realtor... whatever it takes to turn the property.

Despite the historical natural of the properties, I think the properties there provide the ideal combination of cash flow and equity build up when comparing those in Fontana, Riverside, or Rialto...etc.
