As a lender who does this kind of stuff daily, I would recommend a HELOC for the freedom to make a quick purchase. 

I don't know if I think it will be easy, but something to keep me active/engaged after retirement where I have freedom and some activities to do that I like. 

To me: this all seems a little random but I'd greatly appreciate any type of advice on my steps above as I am new to this world with an abundance of desire to succeed in REI to gain financial freedom within the next 3-5 years.Thank you in advance for you words of encouragement and mentorship ;-)

It would be great to have other people who are in a similar situation as me get connected in order to discuss any pros and cons to investing in real estate while in medical school/residency while educating those who are passionate about medicine and establishing financial freedom prior to becoming an attending physician. 

A quick note about myself - while I love my job, I see real estate as a means to achieve freedom over my time.

I have the end goal of wanting financial freedom through real-estate and being able to cash flow my kid’s college when that comes.
