Several agents can run someone out of business, not only as an agent but also make life alot harder as an investor.My comments are not so much for you Nick, as I believe you were kidding, but to newbies thinking of getting a license or new agents.If a broker fires an agent, the word will be out to every broker in the area pretty quick.

every walmart has a bank inside as far as i know..here it's Wood Forest bank....and there's a walmart near jsut about every low income area where you'll have tenants..i have my tenants put the money right in the account as others have suggested...it's better than using a certain bank where they'll complain about having to go to the bank of america or wahtever bank...everyone goes to walmart so it keeps it convenient for them....i've also heard you can tenants can drop money in a UPS suite box (similar to a PO box), but i havent' tried it

Do not do along term note with an elderly person, it can back fire on you.If they have kids, get them involved to the extent that they at least know what's going on, if your don't, you might have trouble.If they are in poor health, keep the note short so that the value of the note will be higher for the seller as they will likley need to sell it.Get with the seller's attorney!

All in all it was my fault for playing with fire. these guys are so screwed up, dont ever trust them they are heroin addicts and crack addicts literally stealing thousands of dollars a day.
