House is a small 2bed, 1bath, 1100 sq foot house. it's not pretty but looks like good potential. looking for thoughts on my strategy.

Getting my foot in the door has been a little rough due to inexperience , although I am now in a place where I feel I can break into it if I think creatively.

I would like to get my foot in the door by investing in a rental property in the Vegas market but my first question is if I have enough money to get started. 

If you have a lender that will foot the cost of the rehab, that gives you access to more properties.  

In this most recent case, I spent about two hours loading all the junk from the yard onto my trailer (it filled a 16 foot flatbed trailer) and will take it to the dump this weekend.

The guys who were supposed to remove this ~3 foot wide x 6 foot tall 2nd floor framed window flaked out last minute.

This makes things appealing to any retail tenant (especially food and beverage) and because of the garage, we could essentially  build on our 5000 sq foot parking lot, parcel it off, redevelop it into outdoor space, or whatever we like.

I've also noticed that some unscrupulous builder/developers and agents leave outdated listings up to generate foot traffic and leads.

I would consult a builder or highly recommended contractor in your area to see what the price per square foot would be to get this project done.

I’ve also been reading books on REI like “Crushing It in Real Estate and  Commercial investing”  which really sparked my fire and made me eager to get my foot in the door.
