However, I keep exploring ways to take the HELOC & CASH (totaling 300k) and parking it into a MFU but after debt service, it's not that impressive of a cash-flowing vehicle unless I can get something closer to 10% cap. 

I would still like to attend even if I hear a lot of con's as I would like to explore it myself.

Folks,Want to register an opinion on recent changes to the colleague requests...There is no longer a direct prompt for an introductory message to accompany a colleague request.You may want to rethink that.Now, when a get a colleague request, I must first explore the requestor's profile to see if I want to accept it.

Are you looking primarily in the Halifax area or are you exploring other nearby markets as well?

Hello there BiggerPockets community.I'm a new investor starting to explore real estate investment. 

As you explore other area of RE you will start to find what you may feel could be your niche and you can focus on that but it will take time.

I'm very interested in exploring private/owner financing options as well.
