You are wasting time trying to explain yourself with people who have a completely different mindset.

I didn't really explain that I thought it was necessary for the Double Close, but she pretty much told me that as a new investor I will not need any entities and it will just create tax problems for me.  

The fact that they have not talked to you at length and explained your options is another reason to consider changing property managers.

Can you explain peer to peer financing? 

I think you should frame it in a way that explains the ongoing cost of property ownership (including whatever % you will be setting aside each year for capex), and that, without her, you would be collecting rent from a roommate to help cover those expenses.

I had to explain to the tenant who was using the cost of renovation as a reason to keep him in the unit that the longer I wait to renovate the more it will cost and I will lose out on approximately $600 a month in rent fees.   

The property is actually south of Boston but what you're explaining is probably applicable in this situation although it says that no one is living there at the moment.

I found this property advertised on Craigslist for $10,000 and after reaching out to the nice gentlemen in south Florida that explained that he was helping a friend at a charity that received the property by donation, I thought this has to be legitimate…..
