Evict Tenant for Negligence / Blocking Contractor Work

Hi there!

Can we as landlords evict a tenant for failing to do anything our property manager requested to prep for hard freeze, which resulted in a burst pipe in kitchen and water damage (left water on to house overnight and didn’t open tap)?

or, can we evict for refusing contractor entry? the tenant refused to let in the contractor after the tenant called our property manager to report the burst pipe / water in kitchen - literally, contractor drove all the way out in response to their phone call, and they wouldn’t let him inside (likely hiding something). We now know water has been sitting in the house for two days and will likely run the risk of mold… our property manager is going over tomorrow to try and assess the damage.

i don’t know the legality of it, but this tenant seems like an awful fit. I’d like to get them out ASAP…

thanks,

N
