Investment advisers/brokers that handle the traditional stock investments are a dime a dozen, but I was curious if some actually work in the real estate arena.When I say "investment adviser/broker" I'm talking about someone who helps you find the right investments for your goals and then you choose which ones they come up with and they execute them for you.That's what I'm looking for.

For our state, the banks use trustees to execute foreclosures and there is one major one locally who uses an online company we signed up with in order to get the latest postings as soon as they are published.

The bonus is the fees are less on a relative basis.I'm still glad I have my 'junker' houses and I'm still looking for great deals with them but generally I am looking to trade up in quality right now in order to hit my LOC target faster.

I think unless you are in an incredibly hot market offering a home for lower then the competition this many hurdles will lead to longer vacancy.I am not opposed to hurdles to screen out the unmotivated ones but this is a large amount of hoops that will definitely lead to decreased demand.It is a trade off.Your life is easier & you have much more timeButYour rentals will be empty longer.

I can not tell you how many times I've been told an applicant has "pretty good credit," and then when I check it they have 8 trade lines in collections, prior bankruptcy, an eviction, and a 510 credit score.
