Preforclosures lists

Hi everyone,

I am new to this. I have access to preforclosures lists through realtytrac. The list goes as far back as three years and as recent as last month. How do I know if the list is up to date and which end of the list do I target? I am wondering if the list is accurate and if every property on the list is really in preforeclosure? When I was looking at the list, I saw the address for our neighbor right in front of us. It shows he went in preforclosures last year but he just recently put a new roof so he is definitely not foreclosing?! Any advise is greatly appreciated. Thanks.
