We do rent projections based on no less than 10 years and this makes the rental business exciting and fun.Don't think you can see inside tenants' heads so you can determine factors related to increasing profits.I don't disagree with you, however, there are a couple of factors that are more subjective than objective:1- is it possible that your rent increase that caused more frequent vacancies?

People like loan officers, brokers, agents, appraisers, closing agents, title examiners, attorneys, surveyors, inspectors, etc all know each other or of each other....or it's only a phone call away to find someone who does know them.

Here's a pretty good rule of thumb to go by:If you agree with the appraisal and it benefits you the appraisal is pretty accurate.If you disagree with the appraisal and it does not benefit you, the appraiser is wrong and an idiot and the appraisal is garbage.

Not disagreeing with anyone but to me it seems markets make new highs or they get obsolete.. like Detroit or Rochestor or Buffalo where I suspect prices peaked in the 80s and 90s and have been in steady decline every since.. ?????
