Do with it as you want:1 - PV = $555k2 - Loan = $355k3 - Equity = $200k4 - CF = $16,620/year5 - Years to CF equal Equity = 12 years (a long time to wait)6 - If sold, equity used as 20% DP = $1M (not the $555k it is now)7 - ...and that's almost twice the current PV, so the CF should also be pretty close to doubling

Well, the market shifted so intensely and quickly with rates doubling from January 2022 to October 2022, it didn’t make sense to give up my 3.25% interest rate on the first mortgage in exchange for a primary residence jumbo loan, probably around 7.5%.

Things are a far cry from where they were this time last year (more than double in some cases) but we're still seeing floor note rates for DSCR loans around 7.25% or 7.5% depending on who you talk to (12/9/2022) and at 75% LTV this will likely require some buy down but in a lot of cases the cost will break even in a very short time frame (2-3 years).
