I gutted an older 'model' home for my daughter.I forgot :):) to get permits & the Building Inspector showed up& immediately started to ***** about all the code violations.I reminded him that other than exposing it I hadn't yet started on the wiring, plumbing not to mention the gas line hookups & the 'illegal' (his words) furnace exhaust.The short cuts taken were amazing esp in the wiring.

out of the 7 houses I purchased in the past 16 mo all but one was missing the AC unit and that one was missing the line set and several pieces of copper pipe inside. if you can fix the plumbing yourself its not that expensive. and if you use Pex they wont come back a steal it a second time!

I don't know the code where you are from, but I have never heard of a separate breaker box within the same building/tenancy.Electricity and plumbing are really two trades you should know something about before playing with, seriously.

This does not take long. if any problems come up with title, that is on the seller, not me so i do not need days for due diligence on that. if they cant deliver clear title free of liens and encumbrances, no matter if I have 0 days or 10 days inspection period, I am free to back out if they can not clear the liens.As a buyer, your only concern is the condition of the property (contractor bids, termite, home inspection, foundation, electrical, HVAC, and plumbing inspections.

Make sure to look at all electrical, plumbing, sewer, fixtures, appliances, etc...a long and thorough inspection is necessary on any property you are using as an "investment".
