If the property has not appreciated in value or you don't have the means to obtain the financing, then the lease may run out leaving you with nothing.In my opinion, these work best when you can lease a neglected or distressed property at a discount. 

I was researching some of the distressed properties in my area when I noticed a property that has a really low tax bill.

Remember that distressed does not necessarily mean the property has to be distressed.

Recently ive been looking at distressed properties and auction homes.  

If the seller is motivated and the property is distressed, see if the current owner will pay for any independent inspector.

I have always bought cash distressed SFHs in my town and seller financed them. 10 cap minimum and I don't repair houses anymore.

What kinds of nitch sellers have you seen to most, and what or how has your message changed to access this nitch.I spend most of my direct marketing time in my farm looking for a spicific distressed property.
