The difference is that your duplex, you can just hold for 30 years on that nice fixed rate mortgage if the market is soft next year.

The spread is the difference between what money costs you (interest) and what you can earn by putting it to use.

They own more units than some commercial multifamily groups.Its all residential to me but also by definition the only difference to me is purchasing power.

Now it seems to be a different ball game with rates being so high.
