Also, read the descriptions of listings in Waltham because most Agents will include in the write-up if its a "highly desirable" area of the town (most towns have sections that are more desirable than others), for example in Waltham you may see "Highly Desirable Cedarwood location".

Nichelle it's better if you state your objective so that you can focus on working with the right agent.For example if you say " I am a wholesaler wanting to shotgun offers around at a low price" or " I am a rehabber wanting to fix an flip" or " I am an investor wanting to hold SFR homes for long term rentals" or " I want to invest in multifamily from duplexes to quads and buy one a year for the next 5 years etc. at a 9 cap".Descriptive is what works.

I do not have the funds or the expertise to complete a short sale, but I feel like it is possible for me to monetize this lead.So far, I put out a vague craigslist ad that does not reveal the property address, but it does include a few cell phone pics and a brief description of what I know about the home so far.

If you go to the BP podcast there are some very informative sessions reguarding wholesaling, (just skim through the descriptions, though if you get the chance listen to as many as you can. ive taken something from each one)

@Anja ScheppHi,I think somebody already have you some of this answers but hero we go:1) have the seller show you the paperwork for the parking spots2) ask the lawyers to confirm that they’re are two parking spots on the legal description of the property.2) look it up yourself on the Deed given to the sellers.

Offer commission to buyer's agents in the listing description -- being willing to work with a buyer's agent will make your FSBO experience night and day compared to the many hostile sellers out there.
