I think it is because they are stacked one on top of the other and each residence is a whole level of the building, whereas a duplex is usually side by side.

@Mark BroganI would think that with good screening this person would have been weeded out as a non-motivated seller prior to standing in front of them and having it told to you.Digging deeper should have elicited this response over the phone, thus saving you time and/or giving you a much better starting point when face to face.

Agreed and from what I have seen so far, you can get a good read on the health of the town based on level of downtown revitalization efforts.
