I charge pet rent of 35/animal/month and no one complains.  

Your stock market IRA or 401k has been at arm's length for decades and you never complained about that (the performance perhaps, but not the arm's length piece).As with any tool or strategy, there are advantages and disadvantages.  

The other nice part is that I raise the rent just a bit each year and nobody complains, they know its a good deal and don't want to lose it. 

I imagine some of you have had massive stress and headaches from underwriters so before I whine and complain I'd like to hear an airing of grievances from some folks.

The Section 8 Bible guys wrote that what they do if the Section 8 office denies the increase (which they try to keep at 2% or so to be reasonable) is to tell the tenant they aren't renewing because the Section 8 office won't increase the rent -- if the tenant doesn't like it they can complain to their case worker.

Then they complain their expectations aren’t being met!

Men and women investors both complain about the quality and professionalism of contractors.

Seems a bit odd but when you do inspections, when you need to enter for maintenance, when people complain etc....What is micromanaging your PM going to do other then annoy them?   

To drop rent at my house every month would be an opportunity for them to come say “hi”, complaining about petty things, or rent being too high, in a moment when I am not prepared for this discussion, and becoming way too familiar with me.

I don't want to be bothering tenants that are on time and not complaining.
