If I needed to hire everything out to 3rd party then the vacancy would be extended and I would need to charge higher rent to compensate for increased vacancy duration.  

Pro tips:-Make sure your lease indicates the tenant will not be compensated for food spoilage in the event a refrigerator breaks.

They have studied and need to be compensated for what they do. 

You should certainly be entitled to compensation for the trouble it will cause you....
