I'll be working on enhancing those relationships in other ways so they are not so "cold" the next time I need them. 

I am cold calling leads that I was wondering if anyone has a script that is best used for cold calling 

Being that you live in a cold climate where heat is required by law.

I live in the Chicagoland area, and our winters get very cold!

For me, this has been immensely helpful to understand the market better and determine how hot/cold each city is.

Just recently found a way to find email address's as well as cell phone numbersI will be having a VA cold call the absentee owners but i also would like to hit the owners with a text and emailwhat is the best wording for the email?

Based of what it says on Zillow (which isn't the most accurate in the world) it says the market is cold.  

I am looking at rentals ARV $60,000 - $90,000.I am making my own list of banks to call on, but warm calls are always better than cold ones.  

Additionally, some of the securitized Non-Agency RMBS that are coming to market have much higher lending standards than they did 8 years ago, due to most of the large banks maintaining higher underwriting standards, because they don't want the bad press of a taxpayer funded backstop. 

Maybe the cold weather stop people from door knocking. :)@Chris Somerville - You're doing the right thing to try and ground your assumptions, but figuring out exactly what the impact to the market will be is very difficult.
