Every dog is different but there are usually going to be some added costs to you when you flip the unit if a dog has been there, especially if you have carpet.

A 3/1 home that has vinyl plank instead of carpet with a carport that is 1,200 sq ft will with $750 rent will likely have a much different % of rent then a 4/2 home, 2200 sq ft with 2 car garage (why do tenants constantly break these things), carpet in a large % of the home with a much larger AC unit.Also, original condition of home will make a big difference.

I read about the 70% rule that says you should take your projected exit price net of your renovation expenses and multiply by 70% to get your optimal purchase price (in this case it would be $350k).I am modeling the project with $70k budget for general contractor and interior designer to update the kitchen and related appliances, new carpets, maybe some fresh paint (or whatever else the designer suggests like new ceiling fans, etc.), master bathroom, and some other minor items we are missing in initial projections.

So it was a combo of all new drywall, granite countertops, carpet, new asphalt, retaining wall, decks, along with appreciation of Colorado Springs market.

I have tenants who are leaving the house in a bad shape - the carpet is all dirty, need to clean the showers, re-touchup the paint etc. they are also leaving the couch and refusing to taking it with them.I told them their security deposit will be used for this at which point they got mad.I am worried they may do damage to the place on the last day (eg clog the drains or I don't know what all) and I can't do anything.
