There should be lenders everywhere that will do these although your average mortgage broker doesn't do them.

My commercial broker says they don't do prequel letters, that commercial is a different animal.

The answer to number 2 is in the listing agreement between the seller and broker.

When talking with my mortgage broker, he told me that as a 1099 contractor, I will need to show 2 years of work history in order to qualify for a pre-approval.

Get a job - have decent credit  - and get an agent and mortgage broker that will help you negotiate the loan market and purchase so that you have to do almost no money to close (owner occupy loan).

I am always evaluating, however some of my best deals have come from agents/brokers/wholesalers with whom I have previous relationships.
