No prequal letter from commercial lenders?

My commercial broker says they don't do prequel letters, that commercial is a different animal. My agent has little to no experience with commercial and is concerned our offer won't be taken seriously without a prequal letter. My deal is in El Paso. Anyone heard of this issue and how it's dealt with by seller agents? If not, can anyone recommend me a commercial lender?
