It is important to hold that line, once you have the notion out there that rent is negotiable, they will start to consider if their car or their new phone is more imprtant than paying rent.That's how landlords go broke and then good tenants, who have always paid on time will have to move, because their landlord failed to run his business.

The documentation: 1) must state that your unemployment is directly related to COVID-19; 2) the documentation must be on company letter head or come directly from the company's email with a company phone number and email address; 3) there must be documentation for ALL on the lease including your co-signer; 4) documentation must also include your application for unemployment benefits for all tenants and cosigners.

The tenants seem to like it, and it allows for bank account and credit card payments.Then I use Quickbooks online to sort every house out individually and give me my profit / loss for each house broken out individually.
