I always submit a FOIA request (Freedom of Information Request) to the city before I buy to confirm zoning, fines, judgments, violations, outstanding water bills or other issues, ongoing code enforcement issues, etc.  

Twin Cities, there is a long list of builders who are happy to take the business, about 20% could actually complete the build and about 20% of those will be a fair price point and not ridiculous over the top billing. 

For routine maintenance problems, I have my residents contact them directly, they make the repair and send me the bill. 

Then, update all your supporting stuff, e.g. insurance policy(ies), lease, any bills, etc.I think that basically covers your questions, except maybe your last one. 

In November tenants moved in, I took my name off the power bill and the tenants put it in their name.Fast forward to today, October 30, 2020. 

Check out what others are renting on AirBNB in the area and make sure that your property will get the rates you need to cover your bills and still make a small profit.

We share some utility bills and maintenance costs (plowing, yard work) with the rental unit.

If this new tax bill gets passed then it will compress this market even more due to migration.
