I’d definitely offer with an inspection contingency.ARV on a good quality rehab is 175k+, with some really solid comps to back that up.

Hi John, I recommend reaching out to a local property manager (search on Google Maps) with many 5-star reviews to see what legal action you can take before the Sheriff is available to execute the eviction.Property managers specialize in landlord-tenant law and should be able to help you determine a path forward that doesn't require waiting 3 months after the lease ends.

We reply to all of them, typically thanking them for their feedback and invite them back to give us a try in the future. 

This was the sad part as they made the assets look so scarce and promised that investors could sell back tokens to them at anytime in the future. 

And at the end of the lease, any bills tied to the house (ie if they don't pay, you have to), get a copy of the final statement to show it was paid in full before you return the deposit.My water company won't let the tenant put the bill in their name, so I send them the bill every 3 months (it is quarterly) and they add it to their rent.When the next tenant goes to move in, get proof that all utilities are in their name before you hand over the keys.

if you are looking to get out of the 2nd job and get some time back being a hard money lender or other "money man" part of a deal is about the most passive you can be.
