$550 I would want to see the application, lease ledger, and want to see/run recent credit checks cause I am pretty sure they were cash in hand, no credit check required to place at $550...Duplexes take longer to rent. 

According to Credit Karma my credit score is presently 718, but the automated applications reject me immediately (applied to AmEx tonight) & I suspect it's because of the bankruptcy.1.  

Make it clear when applicants could see it and when they can move in.

So if it's applicable to you, your local lender will be able to let you know.

You have to keep in mind expenses for paying evictions, time when tenant is in house and not paying rent (credit losses), good tenant applicants that can't move in for three more weeks, paying for utilities when house is vacant and making ready, etc.

I gotta say I was drawn to Cozy over the smooth interface, application options, and some of the built-in features (E Rent Payment is very clunky) but am not sure I will stick with it long term due to the payment issue.  

Any guest intending to stay for more than two weeks must submit an application for approval by landlord.  

They make their money by doing background checks if you use their application.
