@Chris Young some of these requests may be legit (obviously, if the heat or the AC goes out, that has to be fixed ASAP).However, the very first complaint you mentioned ("Hot Water taking too long to get to bathroom faucet") speaks volumes, and suggests that these tenants are either unreasonable, or they're unknowledgeable about how a house functions.

You should also ensure fixture stop valves are upgraded to 1/4 turn ball valves so they will function when needed if tenant notes a leak.Here, condo associations have for several years had the capability to enforce "High Risk Component" inspections periodically, primarily to check for leaks or related failing components.

On the other hand, since you've already suggest to this investor that he purchase the property alone, and he hire you to do the management and leasing, and he wasn't interested in that arrangement, then clearly you bring more to the table than just those two functions.

I'd recommend checking the search function on the top right to look up old posts regarding Cleveland contractors.You may not find the contractors themselves on the posts but you may find other BP members, investors or Realtors who can recommend someone.
