Location VS. Great Schools

Hello,

I'm looking at investment properties in Gaithersburg, MD. I'm conflicted about two properties. One property is walking distance (15min.) to metro station and shopping center but has average schools (Elementary rating: 6, Middle: 9, High: 7).  Second property is somewhat walkable (21min.) to metro station and shopping center but has great schools (Elementary rating: 8, Middle: 9, High: 8). This property also has bus stop near by to metro station and shopping center every 30min.with total commute time of 15min. either location. 

School ratings are based on greater schools.org

So what is critical? Location? Schools? How do I strike the right balance? 

P.S. My target tenents would be families but I'll let the property management firm find other good tenents as well.

I think you've answered your own question in the P.S. section....if you are targeting families, I would probably go with the property closer to better schools. Especially, if that property is only 6 minutes further (walking distance) to the metro station, but it yields a better return for families in terms of schools for their kids; that is an intrinsic value to them as a parent, and to you as an investor targeting that market. 

Although bear in mind, my hometown is Los Angeles, and you can't drive more than 15 feet in any one direction without it taking half an hour, so my opinion may be biased!
