All it takes is a hand full of comps, new businesses, reasonable "average days on market" and an influx of population due to jobs and bam!!

But I also like the idea of having a "not to be under" as I mentioned above if for some reason prices in that market do fall in the next 3-5 yrs.

I think I understand a few of the reasons why (and I'm sure there are many others), but I was curious if anyone is actually making it work.

I've actually had some experience with this in the past and know that you can get everything done under one roof if you find the right one.

I don't like the idea of taking advantage of anyone, but personally if I found an opportunity like this I would understand the reality of the situation is that if you are able to make a favorable deal, so can anyone else in the market, so might as well strike first and be more reasonable during the turnover process so you can sleep well at night. 

I actually am looking at RI properties and the multi families are really moving so quickly you have to make quick decisions because they leave the market in a few days.

She clearly clearly clearly heard nothing I said about her dog barking at me and that was one of the reasons I wanted the trellis.
