I stumbled in Bigger Pockets on You Tube last year in the middle of Covid and it opened my eyes to all the things I should have learned early on. 

I have gathered knowledge from books, podcasts, youtube videos.

1/ Skip trace the owner, many software out there, Propstream, Leadsherpa, Batch....2/ you have to learn how to comp, take a look at "straight outa compin" with Jamil Damji on youtube. 3/ JV with someone who has a strong buyer list, or blasts it out on FB REI groups, in this market finding buyers shouldn't be an issue if you got the deal at the right price.4/ Do not overcomplicate things, most templates out there will be fine for your first deal, but if you want to make sure ask an Attorney to review your template. 

Youtube has a lot of "hacks" and you can try to get a sense of the severity and the possible solutions from there.

Once you pick a path in real estate, you can look up podcasts, youtube channels, and books that can help you learn more about it.

You can start with his book, Never Split the Difference and he also has courses available - I took the one on Master Class.Other than that, just watch youtube videos or attend real estate meetups that have speakers.

Use the search bar for house hacking forums and also utilize youtube and Google searches to learn.

Whether that's a specific podcast, book, or youtube channel.
