New sample was taken and found to be contaminated, when my Realtor inquired from listing agent about the contamination she apologize and stated that she didn't know but her partner knew about contamination and she have some quotes with clean up.

It usually takes a while for me to find partners and to line up the bank willing to appraise at the Full Market value.

You could have different cards for sellers, buyers, tenants, and partners.

The reason i ask is I am in a similar situation where I could sell for a small profit $2-3k, or refinance pay off my partner and cashflow $350/mth as a rental, all the while gaining appreciation(ideally).

My partner and I just have gotten our first flip under contract.

My partners and I have bought for as little as $2K and all in after repairs for $14K.

If they are interested, we could do the deal with them as a partner.

Myself and my business partner bore the entire cost of that default.

Assuming things go well, after a few years he and I will partner on deals and delegate the management of the project (a solid plan as far as I'm concerned until I learn my market, am able to consistently find deals, and finance them on my own, wouldn't you say so?)
