Bulk and Scalable Rental Financing Strategy
I'm looking to hear strategies for financing rental properties. I recently moved for my job and rented out my house. Now I have the "bug" and have a goal of acquiring 5 more rentals in 2013.
Problem is that i dont have the cash for 20% down on even one. What are some creative financing strategies that i could use as a buy and hold investor. I've spent a few weeks reading through this forum and getting familiarized with the ways that others are investing, though it's not clear yet how people are scaling their buy and hold business models.
im thinking find one with ARV equity and use hard money for the purchase + rehab then refinance (with cash out?) then do it again. using this strategy how much/what percent would i really be required to come up with as a down payment on the first one?
what other strategies are people using?
