I suspect that today looks a lot more like 1991 than 2011.Thus is why cap rate isn't a good measure of investment performance.

Over the last 16 years of my investing career I've found calling vs mailing is a matter of preference, rather than a measurable difference in results.Both lead generation strategies are effective, efficient and highly targetable.So basically it comes down to a question of whether you would rather spend money (mailing) or time (calling).

Prior to its release, home buyers and real estate investors could not cash-out refinance a purchased home until six months had passed.Today, the cash-out refinance process can begin immediately.In order to qualify for Delayed Financing, you must only meet certain eligibility standards : The cash used for the original purchase must be documented to the bankThe new loan size may not exceed the property's original purchase priceA title search must show that no liens exist on the homeAs a fraud-prevention measure, you must also show proof that the home sale actually occurred.The simplest way to prove that the home was sold is to provide your loan officer with the original HUD-1 document from the closing.

They are only rated to last 20-40 years. if it is newer there is a chance that more extensive waterproofing measures were taken, but it won't last forever regardless.

Again...If this is such a critical issue and you are SOLD of the fact that there will be HYPERinflation in this country with absolutely no sound logic to support it why aren't you taking extreme measures to protect yourself as much as possible?
