I'm working with the owner of an almost 100 year old small (<900 sq. ft) craftsman bungalow with small rooms typical of a home of this vintage.

First glance on your new condo loan says you're lucky to have anyone funding loans that are so small. 

I know that I would like to do multifamily investments, and think that the best niche to begin targeting would be small multifamily properties (4-16 units).

I'm also looking for small multi-family in those areas, not to house hack though. 

I know there are FHA guidelines that limit the ratio of rentals vs homeowners, but if that is the case you would just get a small bank to make the loan using a commercial loan with your LLC, there are a good number of them that will do a BRRR for you. 

I'm looking for an agent in the North KC area that has experience with out-of-state investors and preferably specializes in small MFHs.

You're too small for the big guys to worry about.

Do you have any yard space to put in a small drywell?

Is it a large bank, a commercial lender, a small bank, an individual?

So I am not too worried about supporting the debt of a small (sub 10 unit) multi-family.
