There's conflicting information about the "Correct" way to prorate rent.At least some professional property managers state the correct way to prorate rent is based on a 30 day bankers month, regardless of how many actual days there are in a month.Doing the math, this arrangement generally works to the favor of the property owner/landlord, albeit slightly.I have also been told that certain states legally require rents to be prorated based on a bankers month.

If you're in to the whole BP thing where you ignore appreciation potential, tax shields, and amortization of loans in favor of a rote 50% rule of thumb analysis that yields "cash flow" and capitalizes it without the time value of money then the analysis above should get you pretty close without elaborate models.

So if this idea falls in my favor I will have a double size Mather suite with his and hers walk in closets, a much larger bedroom downstairs, and an increase in sq ft from 1800 to 2600....Is this a realistic idea or am I just dreaming to big?
