For this particular duplex, both apartments are in  good/ modern shape, fresh paint, nice flooring,stainless appliances, and some little extras (lighting or tile). 

It helps to have very clear information you want from the potential seller and gather it in as organized a fashion as possible.

I recommend investing in updating to a modern design and dont just put old second hand furniture in your properties (many will suggest this).

Dry cabin culture, called "dry" because they have no running water, is a thing in of itself....awesome or horrifying depending on how attached a person is to modern comforts and conveniences.
