If you want to cosign the lender will probably want to look at your credit profile as well.

They decided that they'd rather get more borrowers with a higher risk profile by lowering the down-payment requirements. 5% down, 3% down, no-downpayments, stated-income, ARMs, option ARMs...these were all mechanisms put in place by the banks to lure borrowers.

I've done a ton of insurance restoration work in Los Angeles over the years and every slumlord building call I went on fit this profile.

Unfortunately, for every success, there is probably 20, 50, 100 examples of barren profiles that look horrible and did no good.
