In my opinion, shaking hands and meeting people is much more effective.However, having a site to tell about what you do and to build credibility is a great idea (you can think of it as a digital reference or resume).

When you advertise a small 3 bedroom unit, people who come to look at it usually have bigger families, but if you advertise it as a 2 bedroom, families can see themselves growing in the extra space.

I know most people are against them because vancancies and repairs tend to offset profits and lower the high advertised cap rates, but I have found properties in the nicer sections of class C neigborhoods.

When you turn-over a {long term} unit you must: 1) update the unit or, as a minimum, affect repairs and replacement of worn items and paint; 2) Clean the unit (both before and after repairs/renovation); 3) Advertise and show the unit; While you are incurring all of the above expenses, you will also be loosing 1-2 months revenue.
