Don't want them hanging around children's play grounds with your shirt on. 

The scenario with my son is the exact same advice I recommend for every real estate investor.Teach yourself and your children how to invest in real estate and how do business when you are young and your chances of being successful are many times higher.

Curtains get dirty and worn too easily and tenants (particularly with dogs or children) tend to rip them out of the wall.
