First of all what is your thoughts on using the section 8 fair market rent number as the comps for what i can get for a unit , and secondly will section 8 care about a garage or the square footage of the unit ?

One thing I didn't read from anyone is about ways to hack some tools to make light work of some of the cleaning.

I would carefully look at what kind of renovation you want to do.

So we have bought properties that are really well taken care of by a long term owner and need minimal work before being put in service.

I am looking specifically for someone who is excellent at carefully monitoring and toggling pricing with the goal of keeping the Unit as occupied as is possible.I do have access to a few excellent cleaning crews and so I can take that on, but am also open to full service companies who have cleaning in house.I will also consider "small footprint" operations with good references and proven expertise.Thank you,John
