I know there's the inspection period and buyer must perform due diligence BUT it never is normal to research permits for every single plumbing fixture, electrical box, all liveable areas, etc.

Hi Robin,I do a fair bit of business as a lender in South Carolina; a lot of short-term rental investors tend to focus on the Charleston & Myrtle Beach areas, but if you are looking for properties that are still reasonably priced and don't mind some renovations, Columbia can be a great choice 

And we mostly work more "B" markets, i.e. the cities that are a one-to-three hour drive away from a huge city. 

They are a crisper and don't set stains as easily.

I will continue to look in the Denver area but will look for more meat in the deal to support the extra headaches that comes with the process.

I am thinking about moving into a new home in the Bay Area and just got pre-approved for up to $800k conventional financing not FHA due to me owning rentals.

Area is not a high end area by any means, all units don’t have laundry as well as no centralized air.

In Charlotte, areas like NoDa and Plaza Midwood have older properties with potential.
