my take on it is.. there is no way with materials labor and land and regulation in MOST markets to build new construction work force housing. 

This complex has one non-operable unit (used to work) and since i bought it, it has been only a storage room for my materials, etc. generating no income.I am debating between turning this unit (~450sqft) into a studio, rent it as storage to one or two tenants, or a laundry room?

About a week was wasted on the front end waiting on a few materials.

I have always heard visually reading the material is better but I know personally i retain the information best by the audio .another question I have been thinking lately is it possible to train the mind yourself using NLP to operate at higher than the so called 5% of brain activity we supposedly use each day .

I did what I thought was a pretty close take-off for a small 3 bed 2 bath with no garage and I got about 40$ per sq ft for just material.

The market is crazy, builders are busy, and the price of materials is jumping so only a local contractor can really give you an idea of what to expect.
