You could buy a 2-4 unit property and live in one of the units. 

Hey Rodney, some of my clients this year are purchasing single family homes and then dividing the house into multiple units for cash flow.

This criteria is for 1-4 and 5-8 unit programs.

I understand the situation you are in with your funds with having a family emergency and remodeling another unit, but you should have the reserves to be able to afford this repair. 

I have no insight into the San Diego market but try to buy a 2-4 unit if that is a thing there. 

We are also in the process of buying nearly 200-unit apartment complex on the Northwest side.  

Insurance doesn't change unless you're a short term rental unit, and their definition of what 'short term rental' means may vary.  

To be honest as an investor who owns dozens of units in several different markets I would tell you it's challenging to find great cashflow anywhere right now because we have both high prices and high rates.

This has made it a lot easier for the 1-5 unit operators and encouraged them to keep going. 

I assume you are talking about the individual nurses renting  your unit.
