@Jeri HerreraThe only tax benefit I can think of that you get on commercial property that you wouldn't on residential property is Section 179 expensing categories that allows you to 100% expense roofs; heating, ventilation, and air conditioning property; fire protection and alarm systems; and security systems.

Hi @Scott TeramotoPhoenix has been on fire the last few years and decent multifamily properties tend to go pretty quickly.

I checked the law and I would conform to the fire code for a top floor unit.

I'm surprised the attic is shared as I'd think there would be a fire block in place.

Does that second floor window require a fire ladder installed permanently, or can one be provided as a stand-alone unit?
