It's not impossible, but not easy either.I'd read the book The 16% solution, before you pay for any course.The problem with most courses as they are a very general overview of many different places, and not really specific enough to give you the expertise you need to be successful in the location you want to target.   

Does anyone have any thoughts or expertise on this?

For more experienced investors you will be more of an extension of the team or advisor to them on comps, current buyer trends and other market expertise. 

I did not like that that one has the latches on the side visible when closed.

I was on the #1 Real Estate team in the area where I hold pride in what I learned as far as market expertise and creative negotiating skills go.

I suspect at least one of these necessary repairs would be visible to the tenant.

If you are just going to use your license for your transactions, it is definitely not worth it unless you are buying 5+ properties a year in my opinion, and being the buyer it doesn't cost you anything to hire a realtor.If you do it yourself instead of hiring a GOOD realtor (lots of bad ones) you are losing out on the expertise of someone who has a pulse on the market and knows their stuff. 

And they just got burnt to the ground in 2007 and the ones who survived were licking their wounds.The inventory shortage first started to be visible in 2015, slowly first but visbily accelerating every year since. 

The rock star agent, also invests, has a property management firm and is a contractor, so I feel that with his level of expertise in the area, we should be able to find something that meets our needs.
