Or alternatively you could spend more and get something that has a better chance of appreciating (near better shops,amenities,jobs,etc) , but your monthly cash flow will probably be lower.

Matthew,Important point, if there are true separate utilities, there will be 3 furnaces and hot water heaters.If the owner pays utilities, I would advise to stay away.I am purchasing strictly SFH's right now but I will not buy anything where the owner pays the utilities.

I think with 4.75% with just the 1% fee is a good deal however I would shop it with other lenders to see if anyone else would offer better terms.
